What info do you need to quote and schedule a commercial overhead door install?
You’ll want the clear opening width/height, sideroom, headroom, backroom, and whether it’s interior or exterior exposure. Those measurements determine the lift type, track, spring setup, and whether a rolling door or sectional door makes more sense.
It depends on door type and lift, but “standard lift” setups have specific minimums, and taller doors often need different hardware. If your opening is tight (common in remodels), there are usually workable track/lift options, but it’s best to measure before ordering.
That’s often a safety requirement: operators may require monitored external entrapment devices (photo eyes/sensing edges) before they’re allowed to run in momentary-contact close. If sensors are missing, miswired, or failing, the unit can default to constant-pressure closing for safety.
Many commercial operator configurations require monitored entrapment protection (like monitored photo eyes or a sensing edge) to meet UL 325 requirements for certain operating modes. The operator model and application matter, so matching the right monitored device to the operator is key.
Most of the time it’s spring balance or worn components, not the operator. If the door drops when disconnected from the opener, that’s a sign the counterbalance system needs service, and running the operator like that can burn it out fast.
Hydraulic pit levelers are designed for smooth powered operation and reduced manual effort, while mechanical pit levelers are a more manual approach with fewer powered components. Edge-of-dock levelers are often used when you need a simpler solution that still bridges the gap between dock and trailer, but they typically have different range/fit considerations than pit style.
Seals and shelters help control drafts, debris, and weather at the dock opening, which can improve comfort, reduce energy loss, and keep snow and wind out during Eastern Idaho winters. They also help “square up” the transition at the trailer for more consistent day-to-day loading.
Trailer restraints help reduce the risk of trailer creep or early pull-out during loading and unloading, which protects people, forklifts, and freight. If your dock sees regular shipments, restraints are one of the most practical safety upgrades you can make.
